In collaboration with Souto De Moura – 2715 Pennsylvania Avenue, NW is located at the eastern entrance to Georgetown and within the Georgetown Historic District. Much of the compact site surrounded by National Park Service property, thus the site design includes public space improvements featuring public bike racks, widened sidewalks, native plantings, outdoor lighting, and park benches.
The five-story residential building façade is brick with exposed concrete and inset balconies and includes seven residential units and a restaurant. Above the roof is a penthouse with a terrace and two green roof areas, and an additional large green roof on the fifth floor. 2715 Pennsylvania Avenue is designed to achieve LEED gold certification.
Due to the size of the site there is no parking included however a one-way cobblestone driveway is located on the east side of the building for deliveries, trash, and resident drop off. The second floor of the building cantilevers over the driveway providing coverage. The ground floor of the project features a fine dining a restaurant with a sleek aluminum window system and generous outdoor seating on the north and west sides. Restaurant guests enter from M Street while the residential lobby is accessed from Pennsylvania Avenue.
